BASIX Certification
The Building Sustainability Index (BASIX) aims to deliver effective water and greenhouse gas reductions across NSW. Introduced in 2004, BASIX is an integrated part of the NSW planning system and the BASIX requirements for water and energy usage and thermal comfort performance apply to:
- All new single dwellings
- All new multi residential dwellings
- Alterations and additions to dwellings that cost $50,000 or more
We aim to provide BASIX certification that minimises compliance costs whilst also preserving the design concept of a project. For most projects there are many possible ways to achieve a BASIX certification, however, some compliance options may incur much larger additional costs or design changes than others.
NatHERS Assessments
The Nationwide House Energy Rating Scheme (NatHERS) is an Australia wide “STAR” rating system for the thermal performance of housing. The Building Code of Australia (BCA.NCC) requires houses to reach a minimum number of STARS. In most states this is usually 5 or 6 STARS.
The higher the number of STARS the better the performance of the house and the more the occupants will feel comfortable. We are accredited by both ABSA and BDAV to carry out NatHERS certification in all states in Australia using both Accurate and BERS Pro software.
Section J and JV3 Reports
A Section J Report is required by all projects under the Building code of Australia (BCA/ NCC) Lin & Associates are in the unique position to be able to offer you the type of experience that will give you the best result when you require a Section J Report or an alternative JV3 assessment for your project. Experience and knowledge can save you $$.
We have completed reports for all types of projects ranging from warehouses, medical centres, offices to churches and wineries. When a design cannot satisfactorily meet the requirements of the “DTS – deemed to satisfy”provisions of the NCC (BCA), an alternative JV3 solution is required.
In many cases, a JV3 solution is the only solution in instances where the glazing solutions required by the “DTS – deemed to satisfy” method are too impractical or expensive.
